Book a free commercial roof inspection
Tell us about the building and what the roof is doing. We will inspect it, photograph what we find and give you a free written roof condition report with a clear itemised quote. Free, no obligation.
Call 1300 402 411A commercial roof rarely fails all at once. It weathers and stains, moss and lichen hold moisture against the sheet, surface rust creeps along the laps and the fixings, flashings and valleys go at the joins, and the gutters fill. None of that on its own closes a building, which is exactly why it gets left until there is water coming through a ceiling and the conversation is suddenly about a full re-roof instead.
Cleaning and maintaining the roof is the step before that. On a sound roof structure it is the difference between spending on upkeep and spending on replacement. We clean the roof down under high pressure, treat the rust we find, and itemise the roof plumbing maintenance and repairs separately on the quote, so you can see exactly what you are paying for and decide what gets done now and what can wait. The inspection and the written condition report come first, and they are free with every quote.

What a commercial roof clean involves
The work follows the roof, not a script. We start by getting onto it and going through the whole surface: sheeting or tiles, ridge and barge lines, laps and fixings, flashings around every penetration, box gutters, valleys, downpipes and the roof space underneath. The roof is then cleaned down under high pressure to take off the moss, lichen, algae and the chalked, oxidised layer that hides everything underneath it. With the surface clean the faults are finally visible, and they get priced honestly — rusted sheets and laps, loose or failed fixings, tired flashings, blocked or perished guttering. The roof plumbing maintenance and repairs are itemised separately on the quote rather than folded into one number, so you can see what the roof needs and in what order.
Commercial rust treatment and large-scale coatings
Surface rust is the thing worth catching early on a commercial roof. It starts at the laps where water sits and at the fixing points, and while it is still sitting on the sheet rather than through it, it can be treated and held. Once the roof is clean and the rust is treated, a large-scale protective coating is an option on the right building — it is a separate decision and a separate line on the quote, not something that comes automatically with a clean. For small warehouses we also do thermal heat-reduction painting, which is a reflective finish aimed at what the building is like to work under in a Melbourne summer rather than at how the roof looks. The honest test for all of it is whether the rust has gone through the sheet or only sits on the surface, and that is what the inspection answers.
Metal, Colorbond and tiled commercial roofs
Most commercial roofs in Melbourne are large-span corrugated metal or Colorbond, and they fail in predictable places: at the laps where water sits, at the fixing points, and along the shaded southern runs where moss holds moisture against the sheet. Those roofs clean up extremely well while the sheet itself is still sound. Tiled commercial and strata roofs are a different job again — bedding and pointing on the ridge lines, broken and slipped tiles, and valley irons that rust out long before the tiles do. We work on both, and we tell you which of the two situations your roof is actually in.
Commercial roof plumbing, on a crew sized for the building
On a large commercial roof the water-handling side is usually the half that matters: box gutters that cannot carry a Melbourne downpour, sumps and rainheads undersized for the catchment, valley irons rusted through, flashings that were wrong from the day they went on. For large commercial roof plumbing we put a crew of seven to ten licensed roof plumbers on the job, working alongside our own team of experienced roofers, so the roofing and the roof plumbing happen together rather than one waiting on the other. It is also why the maintenance and repair items sit on the quote separately — on a building of that size they are a programme of work, not an afterthought to a clean.
Solar panel bird proofing and gutter guard
Two things we get called back for on commercial buildings often enough to name them. Pigeons nest in the gap under solar panels, and once they are established the mess goes into the gutters and down the roof, the panels lose output, and the noise and the smell become somebody’s problem indoors. Bird proofing closes the perimeter of the array off without touching the panels or the warranty on them. Gutter guard does the equivalent job for the gutters, keeping leaf litter out of box gutters and eaves gutters on sites surrounded by trees, which is where most commercial overflow problems start. Both are worth doing at the same time as a clean, because the access and the roof-safety setup are already in place.
Commercial roofs across Melbourne’s south-east
We are based in Cranbourne, so the commercial work we do sits in Melbourne’s south-east: the industrial estates through Dandenong, Hallam and Carrum Downs, the newer warehouse and showroom stock along the Pakenham and Berwick corridor, strata and retail through Narre Warren, Endeavour Hills and Rowville, and the Frankston and Mornington Peninsula end of the map. An occupied building changes how the job runs more than it changes the roofing. Access has to be planned, roof-safety anchors and harnesses are needed where there is nothing else to tie to, hoses and leads have to be kept clear of the areas below, and many sites require the ground to be left clear at the end of each day rather than at the end of the job. Factories, warehouses, strata blocks, retail and office buildings all have their own version of that problem, and it is worth raising at the quote stage rather than on the first morning. Tell us how the building is used and we will plan the access and the sequence around it.
When a commercial roof is past cleaning and repair
A clean is not the answer to every roof. Where rust has eaten through the sheeting rather than sitting on it, where whole runs of sheet are perforated at the laps, or where the purlins and structure underneath have gone, cleaning it only buys a season and hides the problem for the next person. The same is true of a tiled roof where the tiles themselves have gone porous and brittle. We would rather tell you that at the inspection, with photos, than take the money and leave you with the same roof problem next winter. If replacement is the honest answer, that is work we do too.
Why clean and maintain a commercial roof?
On a structurally sound building, cleaning and planned maintenance buy years of roof life for a fraction of the disruption of a replacement.
- Years more service out of the roof already on the building
- Leaks dealt with at the cause, not patched over
- Rust treated while it is still on the surface of the sheet
- A clean, uniform finish across every span and level
- Roof plumbing itemised separately, so nothing is bundled out of sight
- Fewer reactive call-outs through winter
- A written record of the roof’s condition, with photos

Frequently Asked Questions
Do you do commercial roofing as well as residential?
Yes. Roof Ready works on commercial roofs across Melbourne’s south-east — factories, warehouses, strata blocks, retail and office buildings — as well as houses. The roofing itself is the same trade; what changes on a commercial job is the scale of the spans, the access and safety planning, and the fact that the building usually has to keep running while the work happens.
What does a commercial roof clean include?
An inspection and a free written condition report, a high-pressure clean of the whole roof, treatment of the surface rust we find, and repairs to rusted sheets, laps, fixings and flashings. Roof plumbing maintenance and repairs — box gutters, valleys, downpipes, rainheads and sumps — are itemised separately on the quote so you can see what they cost. A large-scale protective coating, or thermal heat-reduction painting on a small warehouse, is an option quoted as its own line rather than assumed. The job finishes with the roof, gutters and the ground below cleared of debris and a walk-around with you.
Can the building stay open while you work?
That depends on the building, and it is the first thing to settle rather than something to assume. The work itself happens on the roof rather than inside, which usually helps. What decides it is how the building is used, where people are below, where plant and access points sit, and what your own site rules require. Tell us all of that at the inspection and we will tell you plainly what access and exclusion zones the job needs and in what sequence, at the quote stage rather than on the first morning.
Is the condition report free?
Yes. Every quote comes with a free written roof condition report and photos of what we found on the roof, whether or not you go ahead with the work. It is the document that lets you see the evidence for the recommendation and take it to whoever signs the job off.
Do you treat rust, or does the roof have to be replaced?
It depends where the rust is up to. While it is sitting on the surface of the sheet — along the laps, around the fixings, on the shaded runs — it can be cleaned back and treated, and that is a large part of what commercial roof maintenance is. Where it has gone through the sheet, or whole runs are perforated at the laps, treatment only buys a season. We inspect the roof, photograph what we find and tell you which of the two you have.
Can you do the solar panel bird proofing and gutter guard at the same time?
Yes, and it is the sensible time to do it. The access and the roof-safety setup are already in place, so bird proofing around a solar array and gutter guard over box and eaves gutters cost less done alongside a clean than as their own visit. Both are quoted as separate items.
Which areas do you do commercial roof work in?
Melbourne’s south-east, worked out of Cranbourne. That covers the Dandenong, Hallam and Carrum Downs industrial areas, the Narre Warren, Berwick, Beaconsfield and Pakenham corridor, Endeavour Hills, Rowville, Ferntree Gully and Knoxfield, and down through Langwarrin, Seaford, Frankston, Somerville, Mornington and Mount Eliza. If your building is in the south-east, we will come and look at the roof.
How do I get a quote for a commercial roof?
Call 1300 402 411 or send us the details of the building and we will book a free inspection. You get photos, a free written roof condition report and a clear written quote with the cleaning, the rust treatment, the roof plumbing and any coating itemised separately, with no obligation. If a targeted repair would do the job instead, we will tell you that.
