Roof Plumbing Melbourne

Flashings, valleys, box gutters and downpipes, by licensed roof plumbers.

Most roof leaks are not a roofing problem at all — they are a roof plumbing problem. A flashing that has lifted, a valley iron rusted through, a box gutter that cannot carry a Melbourne downpour, a penetration never sealed properly. Roof Ready works with licensed roof plumbers alongside our own roofers, so that work happens as part of the job rather than waiting on someone else.

Roof plumbing is the water-handling half of a roof: everything that collects rain and gets it off the building. Flashings around chimneys, skylights, vents and wall abutments. Valley irons where two roof planes meet. Box gutters, eaves gutters, downpipes and the rainheads and sumps that feed them. When any of those fail, the water does not politely appear underneath the fault — it tracks along a batten or a ceiling joist and shows up a room away, which is why so many leaks get misdiagnosed as a broken tile.

Because our roof plumbers are licensed and insured, and because they work alongside our roofers rather than after them, we can trace a leak to its actual cause and fix that cause in one visit. The inspection and the written roof condition report come first, and they are free — so you find out what is really wrong before you commit to anything.

Roof Plumbers Melbourne — who you get

The roof plumber who quotes your job is the one who does it. Roof Ready is a small Melbourne team rather than a call centre, and the roof plumbers we work with are licensed and insured, working alongside our own experienced roofers on the same job. On large commercial roof plumbing that becomes a crew of seven to ten licensed roof plumbers. That matters most on the jobs where the fix is not obvious: a leak that only appears in driving rain, a box gutter that overflows twice a year, a flashing that was wrong from the day it was installed. Those take someone who will get up there and work out what is actually happening, which is also why the inspection and the written condition report come before any quote.

Flashings, valleys and penetrations

Flashing is the metalwork that bridges a join — where the roof meets a wall, a chimney, a skylight, a vent or a parapet. It is also where most roofs leak, because a join moves and a sheet of roofing does not. Valley irons sit where two roof planes meet and carry a surprising volume of water; they rust from underneath, so a valley can look sound from the ridge and be perforated where you cannot see it. Penetrations for vents, flues and skylights are the third of the trio. We replace flashings and valley irons, and we re-seal penetrations properly rather than running a bead of silicone over the symptom.

Box gutters, downpipes and stormwater

Box gutters are the ones that cause the expensive damage, because they usually sit inside the roof line: when one backs up, the water goes into the building rather than over the edge of it. They need the right fall, a sump and rainhead sized for the catchment, and an overflow that works when the outlet blocks. Eaves gutters and downpipes are simpler but fail the same way, through rust, poor fall, undersized downpipes or leaf litter nobody has cleared. We repair and renew all of it, and where the gutters themselves are past saving we replace them in Colorbond.

Storm damage and roof leaks

After a Melbourne storm the call is usually about water inside the house, and the cause is usually roof plumbing — a lifted flashing, a filled gutter, a downpipe that could not keep up, or debris driven under a ridge. We inspect, photograph what we find and give you a written roof condition report, so there is a clear record of what the damage actually was before anything is touched. Then we do the work, and the roof plumbing we complete carries a 7-year warranty.

Why use a licensed roof plumber?

Roof plumbing is a licensed trade in Victoria for a reason: the work is what keeps water out of the building.

  • The leak is traced to its cause, not patched where it shows
  • Flashings and valleys done to the standard the trade requires
  • One team for the roofing and the roof plumbing, so nothing falls between them
  • Every repair documented with photos, before and after
  • A 7-year warranty on the roof plumbing we complete

How we do it

How Roof Ready roof plumbing works

A thorough, step-by-step system for lasting results — no shortcuts.

  1. 1 Free Roof Inspection We get onto the roof and follow the water — flashings, valleys, box gutters, downpipes, penetrations and the roof space underneath.
  2. 2 Find the Actual Cause A leak rarely appears under the fault. We trace it back rather than patching the spot where the stain is, because a patched symptom returns.
  3. 3 Written Condition Report You get photos of what we found and a free written roof condition report, so there is a record of the roof’s condition before any work starts.
  4. 4 Repair or Renew Flashings, valley irons, box gutters, downpipes and penetrations repaired or replaced by our licensed roof plumbers.
  5. 5 Test & Clean Up The work is checked under water where that is the honest test, debris is cleared from the roof and gutters, and the site is left clean.

Frequently Asked Questions

What does a roof plumber actually do?

A roof plumber handles everything on a roof that moves water: flashings, valley irons, box gutters, eaves gutters, downpipes, rainheads and sumps, and the sealing of penetrations for vents, flues and skylights. In Victoria it is a licensed trade, separate from general plumbing and from roof tiling. Roof Ready uses licensed roof plumbers working alongside our own team of experienced roofers, so the roof plumbing and the roofing happen together rather than one waiting on the other. On large commercial roof plumbing we put a crew of seven to ten licensed roof plumbers on the job.

My roof leaks but the tiles look fine. What is going on?

That is the usual pattern, and it is why leaks get misdiagnosed. Water almost never enters directly above where the stain appears — it enters at a failed flashing, a rusted valley or a blocked box gutter, then tracks along a batten or ceiling joist and shows up somewhere else entirely. Finding it means following the water rather than looking at the spot on the ceiling, which is exactly what the free inspection and written condition report are for.

Do you do roof plumbing in Burwood and the eastern suburbs?

Yes. Roof Ready works right across Melbourne, with a focus on the south-eastern and eastern suburbs and the Mornington Peninsula — Burwood, Doncaster, Rowville, Ferntree Gully and Knoxfield through to Cranbourne, Berwick, Narre Warren, Pakenham, Dandenong, Langwarrin, Frankston and Mount Eliza.

Can you replace a valley iron without re-roofing?

Usually yes. Replacing a valley means lifting the tiles either side of it, removing the old iron, laying the new one with the correct lap and fall, and re-laying the tiles — it is a day of work on most homes, not a re-roof. The time to do it is when the valley is rusting rather than after it has perforated, because by then the water has usually been getting into the roof space for a while.

Is the roof plumbing work covered by a warranty?

Yes. Roof plumbing completed by Roof Ready carries a 7-year warranty, and the work is done by licensed, insured roof plumbers. You also get a written roof condition report with photos from the inspection, so there is a record of what the roof was like before the work started.
