When a roof genuinely is past restoring
A roof becomes a real candidate for full replacement when the material itself has failed, not just the surface. On a tiled roof that looks like widespread cracking and flaking rather than a handful of broken tiles, tiles that have gone porous and hold water instead of shedding it, or battens and ridge lines that have deteriorated behind repeated repairs. On a metal roof it is rust that has eaten through the sheets — particularly along the laps, valleys and fixing points — where a re-coat would only hide the problem for a season. Storm damage across a large area, or a roof that has already been patched in half a dozen different places, points the same way.
When restoration or a repair is the honest answer
If the structure underneath is sound and the tiles or sheets are intact, replacing the roof is usually spending money you do not need to spend. A weathered, lichen-covered roof very often looks far worse than it is: cleaned, re-bedded, re-pointed and re-coated, it can look and perform like new for years.
