Signs your roof needs restoring

Most roofs give plenty of warning before they leak. The earliest sign is usually colour — a roof that has gone chalky, patchy or faded has lost its surface coating, and the tiles underneath are now absorbing water instead of shedding it. After that comes growth: moss and lichen taking hold, particularly on the southern pitch that never fully dries. Then the ridge line, where cracked or crumbling mortar lets the capping shift and opens a direct path for water. Inside the house the tell-tales are ceiling stains, a musty smell in the roof space, or flaking paint along a cornice. If you are seeing the first two, a restoration is usually the answer; if you are seeing the last, book an inspection now rather than after the next downpour.

What to look for in a roof restoration company

Types of roof we restore

Concrete tile is the most common roof in Melbourne’s south-east and the most straightforward to restore — clean, re-bed, re-point, seal and coat. Terracotta tile needs a different approach: the tiles themselves are glazed and often outlast everything around them, so the work concentrates on the bedding, the pointing and cracked or slipped individual tiles rather than a full recoat. Cement and composite tiles behave much like concrete but are more brittle with age, so more get replaced during the job. Colorbond and galvanised metal roofs are not restored in the tiled sense at all — they are cleaned, treated for rust, primed and recoated. If you are not sure which you have, the inspection will tell you, and it changes both the method and what the roof will realistically need next.
