Glazed vs unglazed terracotta tiles
Terracotta comes out of the kiln one of two ways. Glazed tiles carry a fired, glass-like surface that sheds water and holds its colour for decades — until the glaze crazes and wears, at which point the clay underneath starts drinking in moisture. Unglazed tiles never had that armour; they weather to the matte, faded terracotta you see on many older Melbourne roofs, and they go porous sooner. The restoration answer is the same for both: clean the tile right back, let it dry, and apply a hi-glaze coating that re-creates the sealed, glossy surface the tile had on day one. The difference is in the preparation, which is why we inspect before we quote.
Why terracotta needs a different coating to concrete tile
Standard roof membranes are made for porous concrete — the coating keys into the surface and bonds. Fired terracotta is the opposite of porous by design, and a general-purpose membrane sits on top of it rather than in it, which is why a standard "roof restoration paint job" applied to terracotta flakes and peels within a few seasons. Terracotta takes one of two purpose-made systems: a hi-glaze coating that restores the tile’s original sealed, glossy surface — this page — or, where you want a colour change, a coating applied over a terracotta-specific primer, which is part of our roof painting service. What it never takes is an ordinary membrane in a terracotta colour, and if another quote proposes exactly that, it is the question to ask them.
Fretting, salt air and moss — how terracotta fails in Melbourne
The tell-tale terracotta failure is fretting: the tile surface crumbling away in flakes and dust, usually worst on the southern pitch and along edges that stay damp. It happens when moisture soaks into ageing clay and works the surface apart through constant wet-and-dry cycling — and moss and lichen make it worse by holding water against the tile long after the rain has gone. A proper terracotta restoration deals with all of it: ridge caps rebedded and repointed where needed, cracked or slipped tiles swapped for matching ones, then the clean and hi-glaze across the field of the roof. Glazing over a failed ridge line would seal in the problem, so the structural work always comes first.

What is tile fretting?
Fretting is the tile surface crumbling away in flakes and powder — moisture working ageing clay apart through constant wet-and-dry cycling, with salt air adding to it near the bay. Lightly fretted tiles are cleaned and sealed by the glaze; badly fretted tiles are replaced during the restoration, the same as cracked ones.
How long do terracotta roof tiles last?
Longer than almost anything else on the house — plenty of Melbourne terracotta roofs are sixty or more years old with the tiles themselves still sound. What fails is everything around them: the bedding, the pointing, the valleys, and eventually the tile surface, which is what glazing restores.
